Prime Lake Balaton Properties Are Still Desirable. So Why Are They Taking So Long to Sell?

Owning a holiday home at Lake Balaton has long been seen as a safe investment. Demand grew steadily, prices climbed and many sellers became accustomed to achieving strong offers without lengthy negotiations.

This summer, the market looks different.

According to property professionals, buyer numbers have fallen while many sellers continue advertising at prices shaped by the rapid growth of previous years. The result is a widening gap between what sellers expect and what buyers are prepared to pay.

Even Prime Properties Are Taking Longer to Sell

One of the biggest changes is the amount of time properties are remaining on the market.

According to Krausz Gábor of Balla Ingatlan's Siófok office, it is no longer unusual to see modern apartments in sought-after waterfront locations carrying "For Sale" signs after 12 to 18 months. These were previously among the easiest properties to sell.

The problem is rarely the property itself.

It is that fewer buyers are willing to pay peak-market prices.

Buyers Are Negotiating Again

The market has not stopped.

Properties are still selling, but buyers now have greater negotiating power.

According to Balla Ingatlan, negotiations of 10% to 20% are no longer unusual. Sellers who are prepared to adjust their asking price can still complete a sale, while those waiting for the market to return to previous conditions may remain listed for much longer.

Krausz Gábor believes that accepting a reduction of around 10% to 15% today may ultimately produce a better outcome than holding out for another year and eventually making an even larger price cut.

More Choice Is Changing Buyer Behaviour

Another factor is growing supply.

More holiday homes are coming onto the market, giving buyers more choice than they have had for several years.

That changes the balance of negotiations.

During the strongest years of the market, buyers often competed for limited stock. Today, they can compare multiple properties before making an offer.

That means buyers can afford to wait.

Not Every Buyer Is Looking for the Same Thing

Not everyone buying at Lake Balaton has the same priorities.

Some buyers are looking for a second home where they can spend weekends and holidays with family.

Others are investors comparing rental returns with alternative opportunities elsewhere.

Rental demand remains healthy around Lake Balaton, both for holiday lets and longer-term rentals. The challenge is that higher purchase prices have compressed potential returns, meaning some investors now see better value in Budapest and its surrounding area.

"A waterfront location still matters, but it no longer guarantees that buyers will accept any asking price," said Alex Markus, Chief Executive of City-Lets Ltd.

"Lifestyle buyers may still fall in love with a property, but investors are looking much more closely at yield , holding costs and what else they could buy for the same money. That is where the gap between seller expectations and buyer behaviour is becoming visible."

What This Means for Sellers

Lake Balaton remains one of Hungary's most desirable property markets.

What has changed is the balance of power.

Buyers have more choice than they did just a few years ago. They also have more time to compare properties and negotiate.

Properties priced realistically continue to attract interest.

Those marketed at yesterday's prices may spend months waiting for a buyer who never arrives.
