Terézváros banned short-term apartment rentals from January 2026. According to district mayor Tamás Soproni, the measure ended short-term rental activity in around 600 condominium and residential buildings. At the same time, short-term accommodation did not disappear entirely. Some operators remained active by moving into accommodation categories that were not covered by the district's restrictions.
The Ban Removed Most Airbnb-Style Activity
The regulation followed a local referendum and took effect on 1 January 2026. It reduced the permitted number of short-term rental days to zero for private accommodation and certain other accommodation categories within the district.
According to Soproni, the measure affected most Airbnb-style operators because many owned a single apartment or several apartments located in different buildings. For these owners, continuing short-term rentals was no longer possible under the new rules.
Some Operators Changed Category
The council does not have authority over every type of accommodation however. Hotels, guesthouses and community accommodation fall under different regulatory categories. As a result, some operators changed classification instead of leaving the market.
One example reported by Telex involved two apartments on Podmaniczky Street that were converted into community accommodation and began operating legally in April 2026.
The Numbers Show What Changed
According to the municipality, new accommodation activity appeared in 15 buildings after the ban took effect, compared with approximately 600 residential buildings where short-term rental activity ended.
The district currently contains 43 hotels, 25 guesthouses and 17 community accommodation sites. In 2026, permits were issued for 4 hotels, 15 guesthouses and 6 community accommodation sites.
The first months of the Terézváros ban suggest that Airbnb-style rentals were largely removed from ordinary residential buildings. At the same time, some operators remained active by moving into accommodation categories that were outside the scope of the district's restrictions.
