Why This Andrássy Avenue Apartment Didn't Rent for 3 Months And How Adjusting the Price to Match the Layout Rented It in 3 Weeks

2026.05.04

Situation

This 110 m², fully renovated apartment on Andrássy Avenue (District VI) had been on the market for 3 months without finding a tenant.

The owner was managing the rental themselves and expected a higher rent based on the size and quality of the property. The apartment remained empty, with no rental income over that period.

The problem

The apartment was well presented and in a strong location, but the layout limited its rental value.

Despite its size, the property was configured as a 2-room apartment, which reduced its appeal compared to other properties at a similar price level.

As a result, the asking price did not reflect how most tenants evaluated the space, and the apartment failed to attract serious offers.

What we did

We showed comparable properties in the area and explained how tenants assess value not just by size, but by layout and usability.

Once this was understood, the asking price was adjusted to reflect how the property fits within the local market.

We then took over the marketing and managed all enquiries and viewings.

The result

The apartment moved from no serious offers in 3 months to a signed lease within 3 weeks.

The property was rented at €1,100/month plus costs.

The tenant a French corporate professional was specifically looking for a large living and dining space for entertaining and was comfortable with the layout.

Why it worked

Tenants do not evaluate properties based on size alone.

Layout plays a major role. A larger apartment with fewer usable rooms is often less attractive than a smaller, better-configured space.

Once the price reflected how most tenants perceive the layout, the property became competitive  and the right tenant moved forward.

Client perspective

"We focused too much on the size and didn’t realise how the layout affected the value. Once we adjusted the price, the apartment was rented within weeks."

Final insight

Size does not always equal value.

Pricing must reflect how tenants actually use and evaluate the space.
